About This Data

This table is a weekly data snapshot compiled from county public records across Wake, Durham, Orange, and Chatham counties. It is refreshed once per week and may not reflect sales recorded after the last update (April 27, 2026).

  • Median Price / Avg Price / $/sqft / Sales — Based on residential sales recorded in the prior 12 months, including single-family homes and townhomes. Sales counts reflect county deed records, not MLS, and may differ from other sources.
  • Price Index — A statistical score derived from a hedonic pricing model that adjusts for square footage, age, location, and seasonality. Neighborhoods with fewer than 5 qualifying sales are excluded. Learn more.
  • Tax Rate — Combined county + municipal property tax rate per $100 of assessed value, based on published FY 2024–25 rates. Actual rates vary by special district, fire district, or annexation status and may differ from those shown.
  • Est. Tax — Estimated annual property tax bill based on the median county-assessed value for the neighborhood multiplied by the combined tax rate. This is not an appraisal and actual tax bills depend on individual property assessments and any applicable exemptions.
  • Asmt Ratio — Ratio of the median county tax assessment to the median sale price, expressed as a percentage. A ratio below 100% means the county generally assesses homes below their recent sale prices; above 100% means the opposite.
  • Momentum — A composite 0–100 score combining year-over-year $/sqft appreciation, sales volume, emerging market positioning, and turnover signals. Higher scores indicate stronger recent market activity.
  • True Cost — Estimated monthly ownership cost per square foot, combining mortgage principal & interest plus property taxes. Calculated assuming 20% down payment on the median sale price at the current 30-year fixed mortgage rate (6.23%), plus estimated monthly property tax. This metric lets you compare the real carrying cost of homeownership across neighborhoods — a lower True Cost means your dollar buys more livable space per month. Does not include insurance, HOA fees, or maintenance.
